The One Habit That Can Make or Break Your Home’s Resale Value
The One Habit That Can Make or Break Your Home’s Resale Value
Buying a home is exciting—but what you do after move-in day matters just as much as what you did before. If you want to protect (and increase) your investment, here’s my #1 tip:
Keep track of every home improvement and maintenance task—digitally.
Why It Matters
Every upgrade you make, whether it’s replacing the HVAC or repainting the kitchen, adds value to your home. But if you don’t document it, that value often goes unnoticed when it’s time to sell.
Here’s the thing: buyers want a home that’s been cared for. And they’re often willing to pay more when they see a clear maintenance record and timeline of upgrades. If they only find out your roof is “new” during an inspection, it’s no longer leverage—it’s just a nice bonus.
Transparency sells.
And organized records make your home more marketable, more memorable, and more trustworthy.
What Should You Track?
• Dates of major improvements (roof, HVAC, windows, water heater)
• Cosmetic updates (painting, flooring, lighting)
• Appliance replacements (with model numbers and receipts)
• Gutter and drainage upgrades
• Service records (especially HVAC tune-ups and pest control)
• Utility bills (to show energy efficiency)
• Warranties and expiration dates
How to Stay Organized (Even If You’re Not a Spreadsheet Person)
• Use a shared Google Sheet or Excel file: Add a tab for each category.
• Save receipts digitally: Scan them to a folder labeled “Home Upgrades.”
• Try home management apps like HomeZada, Centriq, or Notion templates.
• Set calendar reminders for routine maintenance (like HVAC service every spring and fall).
• Snap photos of each improvement—it helps tell the story when it’s time to market your home.
When it’s time to sell, your organized file becomes your secret weapon. As your REALTOR®, I use that info to position your home for success—from marketing materials to showings to pricing strategy.
Even if you’re not planning to sell for 5+ years, this habit will pay off.
Let’s make sure your investment works for you—now and in the future.
